If you are an investor selling a property, our low listing fee of 4 ½ percent can save you thousands compared to rates offered by our competition (see chart). At the same time, we provide you with a level of service that exceeds many other full-service listing agents, far beyond simply placing your property on the MLS and posting a sign out front.
When You Buy, We Give You Cash! If you find a property on the MLS, we will not only provide you with top-rate representation as your buyer agent, we provide cash assistance. We share ½ percent of the sales price* up to $2,000 from our compensation from the seller to help defray some of your costs.
We Do the Marketing For You. In addition to listing on the MLS, all of our listings are featured on REALTOR.com at no additional cost to you and are syndicated out to the key online real estate websites, from Trulia to Zillow to The Washington Post online and dozens more. Your listing will include 30 premium-quality wide-lens photographs to showcase the great work you have done preparing the home for sale. We will also host your open houses, market your property on Craig’s List, and more.
We Secure Easy Access to Your Listing. Critical to getting your investment property sold is buyer traffic. We install Sentrilock boxes on our all listings, provide easy access, and track all REALTORs every time they enter, allowing us to know who has been there and when. It also enables us to follow up on leads. Combination boxes require an additional step (calling for the code) and offer limited security once the code has been shared with many agents. We also can show by appointment if you prefer.
We Can Help Fill Rentals with Top-Quality Tenants. The cost of listing rentals may not be as much as you think. We help market your rentals on the MLS at an affordable price, offer Sentrilock boxes, and help you screen applicants to find quality tenants.
We Negotiate, Manage Paperwork, and Facilitate the Entire Process. As your listing or buyer agent, we will collect/submit the offers and help you negotiate the best deal on your property. We take the calls, manage the back-and-forth of paperwork , collect signatures electronically, meet with appraisers, arrange and attend inspections, and more. We free your time, so you can get working on your next deal.
We Help You find Deals! Need to track the market? We can set up an automated search for you to monitor your key areas, watch for buying opportunities, and more. We can also provide you with competitive market analyses and other useful data, which can help you track the market and discover great opportunities. We don’t get offended when you go after them.
